How to Clean a Window Unit

Room air conditioners are a sensible cooling solution for apartments or situations where you only want to cool one or two rooms. Like central air conditioners, room air conditioners extract heat and moisture from the room air, cool and dehumidify it, and return the air to the room. A blower pulls warm room air through a filter. The main difference is that they are a single, self-contained unit with an evaporator or cooling coils, a condenser, and refrigerant-filled tubing all in one box. Air conditioner units mount in a window or through an opening in a wall, since they need to expel hot air.

Maintenance
Keeping your room air conditioner clean will allow it to function effectively, efficiently, and safely. Clean the filter and condenser coils every month that the air conditioner is in use.

A room air conditioner that doesn?t cool may need to be recharged with refrigerant?a task you should leave to a professional?but often just needs to be cleaned. To clean the coils and filter:

  1. Unplug the unit. You may need to remove it from the window (be careful?it?s heavy!)
  2. Remove the air inlet grill and remove the filter;
  3. Wash the filter or replace it with a disposable one;
  4. Vacuum the coils? fins with a soft brush attachment (try not to bend the fins);
  5. Spray Coil Foam into the fins from the fan side (cover the wiring and motor with plastic);
  6. Check to be sure that the drain pan and drains are clean;
  7. Add a 3" Slime Away or another treatment to drain pan
  8. If fins are bent, straighten with Fin Comb
  9. Sanitize the coils with Coil & Duct Spray
  10. Lubricate the motor?check the owner?s manual for instructions; and
  11. Reassemble and reinstall the unit.
